A concealed-fix profiled metal sheeting roof had reached the point where its original coating was spent. The finish had faded to a dull, chalky grey, rust had started bleeding from screw penetrations and side-lap joints, and the sheeting no longer offered the level of surface protection a home needs against sun, hail and seasonal temperature swings. The owner called in a SealPro-approved applicator to strip the roof back, treat every problem area, and give it a durable new protective system.
The problem
Metal sheeting only protects a home for as long as its coating holds. On this roof, years of weathering had broken the old paint film down. Panels were streaky and worn, and — more seriously — several sections showed active rust around fixings and side-laps. Left untreated, corrosion creeps under paint and eats into the steel from beneath, so any repaint that was going to last had to start with proper remedial preparation, not just a fresh coat of colour.
The solution
Working to a maintenance-and-waterproofing sequence built specifically for profiled metal roofing, the applicator carried out the following steps:
- High-pressure clean and degrease. The entire roof was pressure-washed and degreased to strip loose paint, chalk, dirt and oxidation, leaving a sound surface for the new system to bond to.
- Rust treatment. Every rusted section was mechanically prepared and treated with a rust converter to neutralise corrosion and stop it spreading further under the coating.
- Prime the substrate. The prepared sheeting was primed with SealPro Purple Prime, a dedicated metal primer that keys the topcoat to the steel and adds a barrier against future rust.
- Seal the fixings. Screw heads and fixing points — the most common leak and rust source on any metal roof — were sealed with SealPro ScrewSeal for extra waterproofing at the vulnerable points.
- Two coats of premium roof paint. A quality roof coating was applied in two full coats in a rich charcoal, restoring a clean, uniform finish and a tough, weather-resistant surface.
The result
The transformation was dramatic. What had been a tired, rust-spotted grey roof became a crisp charcoal finish that reads as brand new from the street and from the air. The rust was arrested, the fixings were sealed against moisture, and the sheeting now carries a fresh protective system rated for years of sun, wind and storms. Across roughly 275 m² of roofing, the home ended up with a roof that not only looks the part but is properly protected from the corrosion that was quietly taking hold underneath.
If your metal roof is fading, chalking or showing the first signs of rust around the screws, it is far cheaper to waterproof and repaint it now than to replace the sheeting later.
