The problem

Corrugated and IBR-style metal roofs almost always fail at the same weak points: the horizontal overlaps between sheets, the side laps, and the hundreds (sometimes thousands) of fastener holes where screws pierce the metal. Year after year, expansion and contraction from heat work those points loose, the original factory coating breaks down, and rust takes hold. On a roof like this, streaking is usually visible running down every sheet, and in the worst-affected areas the metal can corrode through completely — letting water straight into the building below. Chasing one leak at a time with sealant from a tube never solves it; the whole roof needs a proper, systemised approach.

The SealPro solution

  1. Strip and replace failed sections. Any sheeting that has corroded through is removed and new sheeting is supplied and installed, giving a sound surface to build the system on.
  2. Clean and prime. The entire roof is cleaned down and treated with Purple Prime to kill existing rust and give the coming coats a solid grip on the metal.
  3. Reinforce the weak points. Every overlap, joint and screw line — often several hundred across a single roof — is bridged with Flex and StretchSeal to create a flexible, crack-resistant seal that moves with the metal instead of cracking against it.
  4. Seal the fasteners. Each individual screw head is sealed with ScrewSeal, closing off the single most common leak path on any metal roof.
  5. Top-coat for waterproofing. The finished system is sealed with HydroSeal HF, a tough, flexible waterproof membrane that ties the whole roof together and reflects harsh summer sun.

The result

A roof treated this way ends up fully sealed and watertight, with every overlap and screw line protected and any replaced sections looking as good as new. The waterproofing bands stand out crisply across the sheeting, streaking stops, and the days of patch-and-hope repairs are over — replaced by a system backed by manufacturer-grade materials and proper application.
