Corrugated metal roofs take a beating from sun, rain, and temperature swings, and the coating is usually the first thing to go. This case study looks at a typical metal roof restoration job — a corrugated sheeting roof where surface rust had broken through the old paint film and the joints had started letting water in. The homeowner needed more than a touch-up; the sheeting had to be properly treated, resealed, and repainted before the damage spread further.
The problem
Years of sun and rain had worn through the roof's protective coating. Flaking paint exposed bare metal along the ribs and screw lines, and in several places surface rust had eaten right through the sheeting, leaving small holes where water could pour straight into the roof space. The waterproofing on the joints and screw fixings had also broken down, turning every seam and fastener into a potential leak point. Left untreated, corrosion like this accelerates fast — a few rust spots can turn into full sheet replacement within a season or two.
The solution
Rather than painting over the problem, the crew followed a full remedial sequence across the main roof and patio roof:
- Clean and prep — the entire roof area was washed down, and flaking sections were cleaned back by hand to expose sound metal.
- Rust treatment — a rust converter was applied to all corroded sections to neutralise active corrosion before any coating went on.
- Reseal the joints — waterproofing was renewed along the roof joints and screw lines, closing off the seams that were letting water through.
- Prime — repaired and treated sections were primed to give the topcoat a stable, adhesive base.
- Topcoat — two full layers of high-quality roof paint were applied across the main roof and patio roof for a durable, UV-resistant finish.

The result
The roof went from a faded, rust-mottled surface with active leak points to a uniform, richly coated finish across every ridge and valley.
