A large commercial IBR sheet-metal roof had reached the point where its original coating was breaking down. The property owner needed the roof stripped back to sound metal, every leak path sealed, and the whole surface re-coated so the building was protected and looking sharp again — a job spanning close to 2 000 m² across the full roof, with remedial work to the surrounding walls as well.
The Problem: Rust, Failing Overlaps and Worn Coating
Years of sun, wind and rain had taken their toll on the IBR sheeting. Rust had broken through along ridge caps, sheet overlaps and around screw fixings, spreading in tell-tale orange streaks down the pans. The old coating had chalked and thinned, several joints and screw lines were no longer watertight, and moisture was tracking into the structure. Left unattended, corrosion like this eats through metal sheeting and turns a maintenance job into a full re-sheet.
The Solution: A Full Remedial Coating System
Working to a proven SealPro metal-roof remedial sequence, the applicator carried out the following steps:
- High-pressure clean and degrease the entire roof to strip chalk, dirt and loose material back to a sound surface.
- Treat all rusted sections with a rust converter to neutralise corrosion, then spot-prime the bare metal with Purple Prime.
- Seal every overlap, joint and screw line — the primary leak paths — bedding a flexible reinforcement into the seams and capping each fastener with a dedicated screw sealant.
- Apply a HydroSeal HF waterproofing membrane across the treated areas to lock everything in as one continuous, flexible skin.
- Finish with two coats of high-quality roof paint for UV protection, a uniform colour and long service life.
Scaffold-tower access and a full health-and-safety file kept the team working safely at height throughout, and the adjoining walls were prepped and repainted to match.
The Result: A Sealed, Protected Roof Built to Last
The finished roof is watertight, corrosion-free and finished in a clean, uniform coat that lifts the whole building. Overlaps, ridges and screw lines are sealed, the rust is gone, and the property owner has a durable coating system with a workmanship guarantee behind it — turning a deteriorating roof back into a low-maintenance asset for years to come.
