A flat concrete roof slab is only as good as the membrane protecting it. Once that membrane ages, cracks, and starts lifting away from the substrate, water finds every weak joint and works its way into the structure below. The case study below shows how a failing slab system like this gets stripped back and properly reinstated with a seamless, reinforced waterproofing layer.

The problem

The existing waterproofing on the slab had delaminated and cracked over time. The coating was lifting off the concrete in patches, the joints were failing and starting to separate, and staining down the parapet walls showed that water was already tracking behind the membrane. Ponding in one corner made things worse, holding water on the slab instead of letting it drain away. The box gutter also needed a closer look, since years of standing water take a hard toll on these details. Left unaddressed, the slab would keep leaking and the concrete underneath would carry on deteriorating.

The solution

As an approved SealPro applicator, the contractor installed the full ArmTec waterproofing system to renew and reseal the slab:

  1. Preparation and priming. The old, loose coating was cut back and the substrate cleaned, then primed with Penetrar to lock down the surface and give the new system a sound base to bond to.
  2. Reinforce the weak points. Cracks and delaminated joints were bridged and strengthened with StretchSeal membrane, and the outlet was opened up to correct the water flow.
  3. Correct the falls. A lightweight screed was applied to the ponding corner so water runs to the outlet instead of sitting on the slab.
  4. Install the ArmTec membrane. A HyperFlex coating was applied with ArmTec reinforcing mesh embedded through it, building a continuous, fully reinforced layer across the field of the slab and turned up onto every parapet and upstand.
  5. Seal and finish. The system was topped with HydroSeal HF to deliver a tough, UV-stable, fully waterproof finish over the whole slab.

The result

The slab now carries a single, seamless grey membrane with clean turn-ups onto every wall and a proper fall to the outlet. No more lifting joints, no more ponding in the corner, and no more water tracking behind a failed coating.
