Concrete tile roofs take a beating from the sun, dust and summer storms, and after enough seasons the fading really starts to show. In this case study, a concrete tile roof spanning roughly 395 square metres had weathered to a dull, patchy brown-grey, with surface grime and porous, chalky patches spread across the tiles. The owner wanted the roof looking sharp again and, just as importantly, better protected against the elements. An approved SealPro applicator was brought in to wash, prep and repaint the entire roof.

The problem

Old concrete tiles lose their factory colour over time and slowly become porous as the surface breaks down. That means a tired, uneven appearance from the street and, underneath, a roof that soaks up more water and holds onto dirt and moss. Left alone, porous tiles keep degrading and the whole roof starts to look older than the house. This roof showed clear colour loss, grime build-up and dusty, chalking areas — the kind of wear a simple rinse would never fix on its own.

The solution

Rather than just rolling on paint, the project followed a proper tile roof painting system from start to finish:

  1. Wash and prep — the full roof was cleaned by high-pressure washer and by hand, stripping off dirt, chalk and loose material to get back to a sound, stable surface.
  2. Prime — a stabilising primer was applied to seal the porous, chalky tiles and give the topcoats a surface they could properly grip.
  3. First colour coat — the first of two coats of high-quality roof paint was laid down evenly across the roof, restoring solid, consistent colour.
  4. Second colour coat — a second full coat was applied to build depth, richness and a durable, weather-resistant film over every tile and ridge.

Work was carried out with full supervision and quality control, moving methodically across each roof plane and ridge line so nothing was missed.

The result

The transformation speaks for itself. Tired brown-grey tiles became a deep, uniform terracotta that lifts the whole appearance of the home. Beyond the fresh look, the two-coat system seals the tiles and gives the roof a tough, protective coating built to stand up to years of sun and rain. Clean ridges, even colour, and a roof the owner can be proud of again.
