A concrete tile roof is only as watertight as its ridges, valleys and flashings. Once those details start to fail, water finds its way in long before the tiles themselves give up. The problem
Years of sun exposure and seasonal storms had taken their toll on this roof. The mortar bedding along the ridge lines had cracked and crumbled, with pieces missing in several places. The valleys were open and no longer shedding water the way they should, and the timber-backed barge flashings had rotted away and pulled loose. On top of that, the original protective coating on the tiles had UV-failed and faded, leaving the porous concrete exposed to the weather. The solution
Working to a proven, product-matched sequence, the roof was restored to watertight condition and finished to last:
- Raked out all the loose, cracked cement from the ridges and valleys and re-bedded them with fibre-reinforced cement.
- Prepped and primed every repaired ridge and valley with Penetrar to lock down the substrate.
- Waterproofed the ridges and valleys with the SealPro StretchSeal system, embedding reinforcement over the joints for a flexible, crack-bridging seal.
- Stripped out and replaced the rotten barge flashings, fitting new timber, flashings and consumables.
- High-pressure washed the entire roof by hand and machine, stripping away the failed coating, dirt and lichen back to a sound, paintable surface.
- Applied two full coats of high-quality roof paint in Marley Slate, sealing and protecting the concrete tiles while giving the whole roof a clean, uniform finish.
The result
The transformation speaks for itself. The faded, patchy roof became a deep, even slate grey, with sharp ridge lines, sealed valleys and solid new flashings. Every weak point that could have let water in was repaired and waterproofed, and the fresh two-coat system will shield the tiles from UV and rain for years to come. The homeowner was left with a roof that not only looks brand new but is genuinely protected from the elements.
