Tile Roof Waterproofing & Painting: A SealPro Case Study
Tile roof waterproofing and painting — installed as a complete SealPro system by BloemGuard.
This case study follows a tiled roof restoration carried out by BloemGuard, an approved SealPro applicator. The roof was a typical older tile installation: structurally sound but showing every sign of a coating and waterproofing system that had reached the end of its service life, on both the technical and cosmetic fronts.
The problem: cracked ridges and a coating past its best
A close inspection turned up the classic wear pattern of a tile roof overdue for maintenance. Several ridge caps had loose or cracked bedding cement, opening a path for moisture to track down into the roof structure at its highest, most exposed points. The side flashings, where the tile coating meets the wall plaster, had cracked open along the join, a common entry point for water during heavy Free State downpours. The valleys, which carry the largest volume of rainwater off any tiled roof, showed the same deterioration. On top of the water risk, the tiles themselves had faded and turned porous, with patches of moss and grime dulling the surface and shortening the roof's remaining lifespan.
The solution: the SealPro ridge, valley and coating system
BloemGuard worked through the roof in a proven sequence to restore both watertightness and appearance:
- Rake out and refill the ridges. Loose bedding cement was raked out of every ridge cap and replaced with fresh fibre cement fill, rebuilding a solid substrate to waterproof over.
- Prep and prime. Ridges, side flashings and valleys were cleaned and primed with Penetrar to bond the new waterproofing layer to the tile and cement surfaces.
- Waterproof the vulnerable points. A flexible StretchSeal membrane was applied across all ridges, side flashings and valleys, sealing the cracks and movement joints against water ingress.
- Colour-match the repairs. Repaired sections were colour coded into the surrounding roof so the remedial work blended in rather than standing out as a patch.
- Wash and prep the full roof. The entire roof was pressure-washed and hand-cleaned to strip away moss, grime and loose material ahead of painting.
- Two-coat roof paint system. A premium roof paint was applied in two full coats across the whole tile field, rebuilding UV and water resistance and giving the roof a fresh, even terracotta finish.
The result: a sealed roof with a uniform finish
The roof now reads as a single, even terracotta surface from ridge to eave, with the previously cracked ridges, flashings and valleys fully resealed beneath the new coating. Pairing StretchSeal waterproofing at the vulnerable junctions with a full two-coat repaint means the roof is protected against water ingress and refreshed cosmetically at the same time, extending its service life well beyond what a paint-only job could deliver.
